Following these four tips will help create an offer that gets accepted.

How do you get an offer accepted in today’s housing market? With things changing as much as they are, it’s important to put a lot of thought and intentionality into your offer. Therefore, today I’m sharing four tips to help you get your offer accepted in today’s market: 

1. Save money. In today’s market, cash is king. What we know and what we’ve seen to be true is that those who can pay a bigger down payment and have more cash for things like negotiations are the offers that will get accepted. Therefore, even if you want to set aside a specific percentage for a down payment, continue to save money. It gives you the confidence to move forward in negotiations, and it gives the seller confidence that you are going to be the buyer that gets to the closing table and gets them to their goal.

2. Get pre-approved with a reputable lender. A pre-approval is a little bit different than a pre-qualification; it’s more in-depth. You’ll give financial information to a lender, and they’ll give you and the seller the green light to confidently move forward with your offer. We know some great lenders who consistently get closings to the finish line, and agents know these lenders, so going to them will help make the transaction smooth.

3. Have room for negotiations. Make what I like to call “a goldilocks offer.” This is an offer that is not so low that it’s offensive to the seller but not so high that you’re overpaying. It leaves room for negotiations. Our goal is to get you the best offer with the best terms, and we want to enter the market with your offer in a way that is competitive and creates the best value for you.

4. Build rapport with the seller. In this, we want to use different strategies such as letters to the seller and communications from our team as your representatives conveying information. What do you love about the house? How you can see yourself in the house? Telling the seller about these things sets you apart from other buyers so that they want you to buy their house.
